EDGEWATER — A retail strip on Broadway will be partially torn down and its remaining buildings renovated under a redevelopment plan.

The retail building at the corner of Broadway and Bewryn Avenue will be demolished and replaced with another one-story retail building, according to Ald. Harry Osterman’s (48th) office. Fencing has been put up around the building in anticipation of its demolition.

The rest of the buildings in the Broadway Plaza strip mall at 5253 N. Broadway will be overhauled, Osterman said in his weekly newsletter.

Shops in the strip mall have been shutting down in anticipation of the work.

O’Reilly Auto Parts closed over the weekend, with a sign in its door announcing a move to 7300 N. Western Ave. A Dollar Tree store also closed this month. A Petco store permanently closed in 2021.

The building slated for demolition previously held a Payless shoe store and North Shore Optical. Both shops have since closed, with North Shore moving to 1217 W. Wilson Ave.

The Broadway Plaza was built in 1989, according to a listing for the retail space.

A venture that includes Chody Real Estate bought the strip for $7.5 million in 2016, property records show. Chody also owns the retail strip across the street on Broadway that includes a Chipotle, Petco and Starbucks.

A representative for Chody did not respond to a request for comment.

The development neighbors the Berwyn Red Line station, which is being rebuilt as part of the $2 billion Red-Purple Modernization project replacing rail infrastructure in Uptown and Edgewater.

On the other side of the Berwyn Station, a retail building is being replaced with a five-story building that will include 77 apartments and storefront space.
