LOGAN SQUARE — The massive luxury apartment complex on the old Megamall site is now leasing ahead of its spring opening.
When Block Club reported on the rents a year ago, a spokeswoman for the lead developer, Fifield Companies, said the rents — at least $1,975 a month for a studio and at least $3,295 a month for a two-bedroom apartment — were subject to change closer to opening.
But according to an email sent to potential renters last week, the rents haven’t changed much.
A studio will set you back at least $1,895 a month. A “convertible,” which is a studio-sized apartment with separation between the living area and the sleeping area, will set you back at least $2,095.
One-bedroom apartments start at $2,395 a month and two-bedroom apartments start at $3,495 a month.
All of the apartments are slightly less expensive than previously reported — about $100 less — except for the two-bedroom units, which are going for about $200 more.
The rents are on par with other luxury developments that have sprouted up in the neighborhood in recent years. Studios start at around $1,850 in the NoCa Blu complex at 2340 N. California Ave. A one-bedroom apartment with one and a half bathrooms is going for around $2,395 in the MiCA towers, also at Milwaukee and California avenues.
The new complex, called Logan Apartments, spans the 2500 block of North Milwaukee Avenue in the heart of Logan Square. It’s expected to open sometime in March. Construction started December 2016.
In addition to 220 luxury apartments, Logan Apartments will house a retail roster that includes a small-format Target, Jeni’s Splendid Ice Cream, Big Wig Tacos, Jersey Mike’s Subs and more, as well as an adjacent 44-spot parking lot for shoppers.
The seven-story development is split into two buildings connected by a skybridge and anchored by a clock tower. Tenants will have access to a pool deck, bocce ball court, a co-working space and a fitness club, among other amenities.
Neighboring small business owners and managers have mixed feelings ahead of the opening. Some are excited, but others are worried about the competition the retailers will bring.
The site was most recently home to the Discount Megamall, an indoor flea market with a tumultuous 20-year history.
