EDGEWATER — A house and neighboring parking lot in Edgewater are making way for a five-story apartment building next to the Red Line tracks.

Work has begun to turn the lots at 6032-44 N. Winthrop Ave. into 64 apartments with 35 parking spaces, according to plans shared by Ald. Harry Osterman’s (48th) office and public records.

Plans call for a 60,000-square-foot building with a lobby and parking on the first floor and apartments above. There will be a rooftop terrace and a fitness center, according to project architect Kennedy Mann’s website.

The dark brick building will back up to the Red Line tracks to the east, renderings show. The parking garage will be accessed by the alley that runs parallel to the Red Line, with 21 covered parking spaces and 14 open-air spaces, building permits show.

There will also be 28 bike parking spaces, Osterman’s office said. The building will be about a block from the Thorndale Red Line stop.

The project required the demolition of the two-story house and the tearing up of the parking lot.

No commercial space is planned for the building.

The building appears to be allowed under its current zoning, meaning it is not required to include affordable apartments. Osterman’s office did not respond to a request for comment Thursday.

A demolition permit for the house was approved in late February, and a foundation-only permit was issued in early March, city records show. The ground-up permit has yet to be issued as of Thursday.

Developer North Park Ventures is behind the project. North Park Ventures bought the parking lot, used by neighbors, in December 2021 for $2.4 million, property records show.

It bought the house at 6032 N. Winthrop Ave. around the same time for $1.4 million. The home was listed for sale as early as 2017 as a multifamily redevelopment opportunity.
