A 1900s Wrigleyville Building Could Become 8 Luxury Apartments By Preserving Facade, Building Addition

A proposed development at 3731-33 N. Sheffield Ave. would combine the older home with a new structure to create a mix of two- to four-bedroom apartments steps away from Wrigley Field.

LAKEVIEW — Developers want to convert an old Wrigleyville three-flat into a two-building complex with eight luxury apartments, officials said. 

The proposal combines the two adjoining lots at 3731-33 N. Sheffield Ave. into a new, four-story building with the eight apartments and a basement, according to building plans on Ald. Tom Tunney’s (44th) website. 

​​Developer Mangan Builders is working with Jonathan Splitt Architects on the project. Representatives did not respond to requests for comment.

The southern part of the lot contains a three-flat from the 1900s that will be preserved and connected to a new 49-foot tall structure to create the new apartments, plans show. The new building will be slightly set back to preserve the old facade of the original building. 

Overall the project will offer two, 2-bedroom apartments, three 3-bedrooms and two 4-bedrooms. The 4-bedroom apartments will be duplexes with three-and-a-half bathrooms, the plans show.

Each of the residences will have private balconies and access to bicycle parking. There will also be six parking spaces for cars, two of which will be in an enclosed garage. 

It’s unclear when construction will begin on the project. Developers must get City Council approval for a zoning change to move forward.
