Developer Proposing 2 New Condo Projects In Albany Park, But Neighbors Want More Time To Review Plans

ALBANY PARK — Developer Platinum Homes wants to build two new condo developments in Albany Park but the neighborhood’s alderman and some neighbors want more time to review one of the projects. 

The two projects from developer Platinum Homes are at 3010 W. Montrose Ave. and 3030 W. Lawrence Ave. If approved, the developments would add 42 new condos to the neighborhood. 

The Montrose Avenue proposal is slated to go before the city’s Zoning Board of Appeals Friday. Ald. Rossana Rodriguez (33rd) asked for a delay in a letter to the board this month. 

“As part of our guidelines for engaging community, we require developers participate in a meeting with community members, especially for projects that raise concerns among neighbors,” Rodriguez said in her March 15 letter.

Sara Barns, an attorney for Platinum, notified the 33rd Ward of the Montrose project March 8. Rodriguez asked the developer to notify neighbors about the proposal as part of the ward’s community zoning process, according to the letter.

John Friedmann, president of the North River Commission, said the community group wants to delay the project’s appearance before the zoning board.

“I asked for a continuance to get more information on this to share with the community and the alderwoman was supportive of that. Local community groups and business owners need more time to weigh in on it,” Friedmann said.

The 3010 W. Montrose Ave. proposal was still listed on the board’s agenda Wednesday. But the zoning board did ask Rodriguez to attend Friday’s meeting so she could speak on it, she said. 

The Lawrence Avenue proposal is still undergoing the 33rd Ward’s community review process and is expected to go before the Zoning Board of Appeals April 16.

The North River Comission’s housing committee and 33rd Ward office shared the following details about the two projects. Neither have weighed in on the developments and want more time for community feedback.

The 3010 W. Montrose Ave. project would include:
• Two six-unit buildings that will be three and a half stories tall
• 12 condo units, all residential with no commercial
• One parking space per unit
• Four duplexes with four bedrooms and three and a half bathrooms (ground floor units)
• Eight simplexes with three bedrooms and two bathrooms

The 3030 W Lawrence Ave. project would include:
• Five six-unit buildings
• 30 condo units, all residential with no commercial
• One parking space per unit

The developer did not respond to requests for comment.

Platinum Homes’ portfolio includes luxury condos at 2759 W. Lawrence Ave. and 2763 W. Lawrence Ave. in Lincoln Square; 4304 N. Western Ave. in North Center; and 2761 N. Kenmore Ave. in Lincoln Park.
