Developer Aims To Convert Vacant Lot To Commercial Building In East Pilsen

EAST PILSEN — A developer wants to turn a vacant lot in East Pilsen into a commercial building and parking lot.

New Chan is trying to get a zoning change for property just south of South Canalport Avenue and South Desplaines Street to make way for the development, according to a zoning application filed earlier this month.

The development would include 32,000 square feet of retail space with 176 parking spaces, according to paperwork filed with the city.

The site is tucked in between the Dan Ryan Expressway and the south branch of the Chicago River. It includes 1930-2050 S. Jefferson St., 1927-2051 S. Desplaines St., 2037-2051 S. Ruble St. and 561-571 W. Cullerton Ave. The property is currently designated for a planned development.

The property’s owner recently opened 88 Marketplace, a Chinese grocery store across from the proposal at 2105 S. Jefferson St., said Ald. Byron Sigcho-Lopez (25th).

The owner wants to provide parking space for customers, Sigcho-Lopez said.

“We, at this point, don’t have any objections, but we will have a public meeting with residents to get additional feedback from nearby residents,” he said.

The developer’s zoning attorney could not be immediately reached for comment Monday.
