NORTH CENTER — Neighbors will get a chance to weigh in on a plan to build condos at 2035 W. Irving Park Road on Monday.

The property currently has parking lot with 17 parking spaces and a single story strip mall housing an orthodontist.
Developer James Jaeger’s proposed plan would replace the existing building with a four-story condo and retail building that includes 12 units and 3,000-square-feet of retail space on the ground floor.
In order for the project to move forward Jaeger would need a zoning change.
The price of the commercial space is expected to be $25 per square foot and could potentially be used for dental and medical offices, according plans shared by Ald. Matt Martin (47th).
Condo units would be about 1,500-square-feet and feature three-beds and two bathrooms.
Prices for the condos are expected to be $550,000. One of those condos would an affordable on-site unit, as is required.
Plans for the new building would also include a 14-car garage with room for 14 bicycles and an enclosed trash room.
In August, the North Center Neighborhood Association supported the general plan for the property but suggested some changes too.
In their letter they asked for additional green space — like trees, hedges, and planters — and for a reworking of the east façade with a setback in the center to “visually break the mass of the building into two segments,” among other things.
