Developer Plans 16-Story Office Tower Near Metra Tracks In Fulton Market

The developer is seeking a zoning change to make way for 400,000 square feet of new office space and 12,000 square feet of retail space, according to paperwork filed with the city.

WEST LOOP — Developer Trammel Crow wants to build a 16-story office tower on the north end of Fulton Market as a boom of other office towers are popping up in the neighborhood.

The Dallas-based developer will unveil plans for the 16-story office building planned for 400 N. Aberdeen St. at a community meeting at 7:30 p.m. Monday, Nov. 18 at Catalyst Ranch, 656 W. Randolph St.

If approved, the tower would include 400,000 square feet of office space, 12,000 square feet of ground-floor retail space and 150 parking spaces, according to a zoning application filed with the city last month.

The project — bound by the Metra tracks and May, Aberdeen and Kinzie streets — would replace an existing office building, a one-story warehouse and a parking lot. 

The developer is seeking a zoning change from M2-1 and M2-3 to a DX-5 Downtown Mixed-Use District, according to paperwork filed with the city.

Trammel Crow broke ground on a 14-story office at 1375 W. Fulton Market in December. The project is expected to be completed next year, according to Crain’s.
